Realtor.com recently released a list of the 2021 Top 10 Housing Markets after analyzing the data, crunching the numbers and evaluating the trends. The result? A list of the top 10 housing markets that are expected to boom in 2021.
Heading up the list at #1 is Sacramento. In addition to Sacramento, three other California cities made the list.

- San Jose, CA
- Charlotte, NC
- Boise, ID
- Seattle, WA
- Phoenix, AZ
- Harrisburg, PA
- Oxnard, CA
- Denver, CO
- Riverside, CA
What do these cities have in common? They all are less expensive (relatively speaking) than the largest metropolitan areas, allowing buyers to buy more square footage for their money. For example, the analysis notes that homes in Sacramento can be purchased for $284 per square foot compared to $679 per square foot in San Francisco.
As has been reported previously, Sacramento is a top destination for workers who are now working remotely and are no longer tied to an office in, for example, San Francisco. While Sacramentans may lament how congested our roadways are the Bay Area is much more so. That Sacramento also has a nearby major airport – Sacramento International Airport – is also a big plus.
Sacramento also has something in common with Boise, Phoenix, Harrisburg and Denver – all are state capitals. State and local governments offer a measure of stability for both the local economy and the job market. Additionally, all five have job diversity across both the public and private sectors.

Sacramento Statistics
The Realtor.com analysis projects that the median home price in Sacramento in 2021 will be $554,000. The anticipated home price change is pegged at +7.4%, and the number of expected home sales is +17.2%.
